"We just sold a home in Hinesburg and want to highly recommend Brett Schermerhorn, the certified general real estate appraiser we used to determine the asking price. We had previously had two different realtors look at the property and tell us what they thought we should ask, but their numbers were SO far apart ($50k difference) that we decided to hire a professional appraiser. Brett completed a much more thorough appraisal than either of the realtors had, and came back with a market valuation of $425K, which was significantly higher ($12,500 more) than the highest of the broker opinions that the realtors provided. We advertised the home for sale by owner on Picket Fence Preview and within 5 minutes were contacted by our buyers who made a full price offer within 3 days and closed on the house a month later. The cost of the appraisal was well worth it, and having the professional appraisal report gave both us and the buyers the confidence that we were selling at a fair price."

The Town of Colchester contracted with Brett to complete the appraisals of all the “Class A” office buildings within a specific neighborhood. Brett spent a lot of time to ensure the Town got a good product. This was not an easy assignment, because the data was not easy to come by. Many of the property owners were not willing to cooperate. In the end the appraisals were well thought out and the town was happy with the results. He was easy to work with and he backed up his opinion of value with expertise.”

He recently testified in a case involving the value of a family farm, in connection with a divorce. His appraisal was accepted over the competing one, and his testimony about potential subdivision potential was reasonable and based upon the facts presented. He effectively analyzed the areas of speculation in the competing appraisal and gave the judge clear reasons for rejecting it. Brett is thorough and uses sound judgment in balancing the factors which affect the final value of a property.
